March delivered 10 closed sales with a median of $1,430,000, well above the trailing 12-month median of $1,275,000 — a meaningful single-month jump that reflects stronger-than-average inventory moving through. The top of the market was active, with four sales at or above $1,730,000. Median days on market for the month was mixed across the board, and with 29 listings currently active, supply remains measured. Year-over-year median price appreciation sits at 2.0%, modest but directionally positive in a rate-sensitive environment.
The headline was 1104 Shelter Cove Place at $2,395,000 — 5,576 square feet in 7 days. That is a priced-right, best-in-class result. Contrast that with 1453 Quadrant Circle and 2051 Odyssey Drive, both closing at $1,775,000 but each sitting 90-plus days before finding a buyer. Price discovery took longer there. In the mid-range, 917 Shoal Creek Place ($1,380,000, 12 DOM) and 2004 Bay Gull Court ($1,275,000, 0 DOM) moved immediately, confirming strong demand in the $1.2M-$1.4M band. The two lowest sales — 2018 Kenilworth Lane at $830,000 and 1943 Prestwick Lane at $750,000 — both sat 165 days. Extended market time at the lower price points signals either condition issues, location within the community, or initial overpricing.
The market rewards precision. Shelter Cove and Shoal Creek both sold fast because they were priced to the data, not to aspiration. The current sale-to-list ratio is 95.8%, which means overpriced listings are absorbing real discounts before closing. Come in correctly and you move quickly. Come in high and you donate negotiating leverage to the buyer.
