August delivered eight closed sales at a median of $1,040,000, well below the trailing 12-month median of $1,327,500. That gap is worth noting, but it reflects mix more than weakness. The month skewed toward mid-range product. The top end still performed — the highest close came in at $2,398,600 in just four days. Days on market ranged from 3 to 129, which tells you this is a market where pricing precision separates quick wins from prolonged campaigns. Twenty-five homes are currently active, and the 12-month sale-to-list ratio holds at 96.2%.
The two fastest sales — 706 Bedminister Lane at $928,000 and 2106 Medeira Court at $785,000, both in three days — were priced to move and they did. The top sale, 1208 Great Oaks Drive at $2,398,600 in four days, proves the upper end still has sharp buyers when the product and price align. The two 129-day closings on Sun Runner Place and Signature Place tell a different story. Those sellers eventually found buyers, but time on market cost them negotiating leverage. The $785,000-to-$980,000 range saw three closings — that price band has real depth right now.
The 6.2% year-over-year median increase gives you a genuine equity story to tell, but it does not give you cover for overpricing. The 96.2% sale-to-list ratio and median 33 days on market mean the market is honest. Sellers who priced right closed in days. The ones who stretched sat for months. Come in at market and you will move. Come in above it and you will spend that time advantage chasing the price down.
