One sale at the top of the market distorts the median downward relative to the trailing-12-month figure of $1,300,000, which tells you the mix this month skewed toward mid-range product rather than a softening of the overall market. Thirty-five homes remain active. The community's underlying metrics — 96.4% sale-to-list ratio, 32-day median DOM, and a 4.0% year-over-year median price gain — are intact.
Spanish Wells Drive closed at $3,714,245 on 5,572 square feet with one day on market. That is the market telling you something unambiguous: well-positioned luxury product with the right presentation does not sit. Stillwater Place followed at $2,040,000 in 39 days, a reasonable pace at that price point. Gull Point Road cleared $1,015,000 in 27 days, right in line with the community median DOM. Below that, Moorings Drive closed at $900,000 after 282 days — a long run that reflects either initial overpricing or a property that required patience to find its buyer. Glen Eagles Lane at $745,000 in 113 days rounds out the mid-tier. The $4,400 close on Northstar Place appears to reflect a non-arms-length or partial-interest transaction and should not be read as a market data point.
The 96.4% sale-to-list ratio means buyers are not capitulating on price — but they are not overpaying either. If you price within 4% of fair market value and present well, you move in roughly 30 days. Price outside that band and you risk a Moorings Drive outcome: 282 days and a number you could have had earlier.
Thirty-five active listings gives you selection without the desperation of a thin market. The leverage in Landfall right now is in properties that have accumulated days on market — sellers there are the most motivated. That said, the best homes here routinely trade before they hit the MLS. If you want early access to those opportunities, you need a broker with direct relationships inside the community.
